Yes, “we” really do buy houses (and apartments). This is not some goof ball tactic I just learned from a “How to be a Real Estate Investor with no money down and no experience” course. My partner and I really do buy, fix and sell houses, as well as multi-family.
I am an Investor, and licensed professional. I do this as a business to make a profit so I can pay my bills and feed my family.

What are we looking for?
I get asked this all the time, and it is a fair and good question. In a nutshell, we are looking for properties in decent neighborhoods, not interested in war zones, not anymore, been there done that. Basically, if you feel comfortable walking the neighborhood in the evening (or letting your daughter), then it is probably OK.
Also, generally not interested in property that have problems that can not be fixed, like a Single Family house fronting a busy street or close to a load, dirty industrial area, etc.
There are exceptions, but that must be easily compensated for in the purchase price.
Home Owners
You can call me with your property, and will do my very best to either buy your property or get it sold. We have a number of different approaches we can take depending on the property and your circumstances. Please do get a hold of me and we may be able to work something out.
Multi-Family/Apartment Owners
I am actively looking for multifamily properties. The properties need to make sense from a cash flow sense. I am particularly interested in properties where the owner is willing to carry or Subject to existing financing.
Looking for 8 to 24 units, I probably won’t take anything with less than a 7% cap rate unless the terms are good.
Please provide me with the property address, Rent Rolls, Profit & Loss statement, I will also ask for your Schedule E tax filing, if we are serious about the property.

Agents and Wholesalers
If you have a really good deal please contact me.
If you do bring a deal, please, please, please do your homework and provide your best opinion on the Fixed Up Resale value (ARV), a reasonable repair estimate. And this is important: supporting comps. Be sure your comps are real, in the same area (neighborhood), similar houses, etc.
I comp houses all the time, I do not need any more homework assignments. We will be a good repeat customer, but only if you bring real deals. Otherwise, I will start sending your emails to the trash.
Agents: if you really have a good deal, I would love to hear about it. Particularly if it is a property that has not been listed, or you know for some reason you can get it for substantially less that it has been listed for. If you really do bring a good deal, I’ll let you write up the purchase offer, or double end it if it is your listing.
Please DO NOT send me the results of some MLS search that took you 5minutes to run, I can, and do that myself.
Wholesalers: go ahead and add me to your buyers list, provided you are sending out real deals that you find yourself, AND you do some homework to verify that it is a real deal. I do not want to see the same deal from 4 different wholesalers with comps that make no sense, whatsoever.
As I stated above, I no longer need to practice running comps, and driving out to inspect properties that never would have made sense. If it takes you 10 seconds to forward an email, and me 30 minutes to run comps and 2 hours to drive out to look at a property, you do not deserve a $5, $10,000 dollar commission.
Anyway, I know there is a lot more, what I DON”T want, than what I do.
